In Tampa, a new house often means a new elevator.
Since Helene and Milton in 2024, whole streets in South Tampa have been torn down and rebuilt above flood elevation. On Davis Islands, along Bayshore and in the low streets around Ballast Point and Gandy, a new home often has parking at ground level and the living space one or two floors up. An elevator stops being a luxury in that kind of house. It’s how groceries, luggage and older parents get upstairs.
Away from the water, in Seminole Heights, Carrollwood, Westchase and New Tampa, the call is usually different. These are two-story homes where someone needs the stairs to stop being a problem: a stairlift on the existing staircase, or a shaftless elevator that fits beside it without building a full hoistway.

What Tampa homes need most.
Elevators for raised rebuilds
Hoistway, pit and power planned with your builder from the first drawings, so the elevator is ready when the house is.
Stairlifts and shaftless elevators
Practical options for two-story homes in established neighborhoods, installed without major construction.
Service and modernization
Inspection, repair and upgrades for existing home elevators, including brands whose installer has moved on.
What works in Tampa homes.
In South Tampa new construction, Hyde Park, Palma Ceia, Bayshore Beautiful and Davis Islands, most projects start with an architect and a builder. Hydraulic and traction elevators fit a planned hoistway well, and a third stop for a rooftop or bonus room is common. Glass cabs are chosen where the elevator is in view of the living space.
In Carrollwood, Westchase, Tampa Palms and Brandon, the homes are often 1990s and 2000s two-stories with no room set aside for an elevator. A stairlift is the quickest and least expensive answer. Where the owners want an elevator, a shaftless model can often go through the floor next to the staircase, and we’ll measure to confirm before you commit.
Permits in Tampa
Inside city limits, permits come from the City of Tampa. Unincorporated areas such as Town ‘N’ Country, Brandon, Riverview, Lutz and Apollo Beach go through Hillsborough County, and Temple Terrace and Plant City run their own building departments. We prepare the application for whichever office covers your address.
Storms and salt
Helene pushed several feet of surge into low parts of South Tampa and Davis Islands in September 2024, and Milton followed two weeks later. Any elevator that sat in flood water then should be inspected properly, not just restarted. In a new raised home, we keep the machine, controller and wiring above flood level so the next storm doesn’t take the elevator with it.

Looking after lifts in Tampa.
We take on service for the major residential elevator and lift brands, including equipment that was installed by someone else. A first visit covers the rails, drive, door locks, controller and safety devices, and you get a plain account of what’s fine, what’s worn and what’s worth planning for. From there most owners put the lift on a regular maintenance schedule.
What a home elevator costs in Tampa.
New home elevator, installed
$25,000to$60,000
Stairlifts and platform lifts cost less.
Where yours lands depends on the drive type, the number of stops, the hoistway and the cab finish. In Tampa the big split is new construction versus retrofit. An elevator planned into a raised rebuild usually costs less than one added to a finished house, because the hoistway is framed with the rest of the structure. In a two-story home, a stairlift costs a fraction of an elevator, and a shaftless elevator sits between the two.
Our home elevator cost guide breaks down each factor, and the stairlift cost and funding guide covers VA, Medicaid and other help with paying for a lift.

Questions from Tampa homeowners.
We’re rebuilding after the 2024 storms. When should the elevator be planned?
Before the plans are final. The hoistway size, pit depth, overhead clearance and power all affect the structure, and they’re much cheaper to get right on paper. We supply those details to your architect and builder early.
Can an elevator go in a 1990s two-story home that wasn’t built for one?
Often, yes. A shaftless elevator needs a floor opening rather than a full hoistway, and it can sit beside the staircase or in a closet that lines up between floors. We measure and check the structure before quoting.
Our elevator was in flood water during Helene. Is it safe to use?
Not until it has been inspected. Salt water damages controllers, motors and wiring in ways that don’t always show at first. We test it and tell you what needs replacing.
Do you service elevators installed by other companies?
Yes. We service the major residential brands and can usually source parts for older equipment.
How much does a home elevator cost in Tampa?
Most new home elevators we install cost $25,000 to $60,000. The number of stops, the drive type, the hoistway and the cab finish decide where a home in Tampa lands. Stairlifts and platform lifts cost less. We give a written quote after a free in-home visit.
Does Medicare pay for a home elevator or stairlift?
Original Medicare does not, because it treats elevators and stairlifts as home modifications rather than medical equipment. Some Medicare Advantage plans, VA benefits and Florida Medicaid long-term care can help in certain cases. Our stairlift cost and funding guide explains each option.
