Residential elevator modernization

Bring an older home elevator up to date.

Modernization replaces the parts of an elevator that age fastest, the controls, safety devices and cab finishes, while keeping the structure you already paid for. The result rides better, costs less to keep running and looks new.

Repair or modernize?

Signs it’s time.

Press every sign you’re seeing

0 of 6 signs

Most older elevators show one or two of these. The combination is what tells you whether a repair will do.

Usually a repair

0 of 6 signs

One sign on its own is normally fixed with a repair or an adjustment. A service visit will confirm it.

Worth an inspection

0 of 6 signs

Two or three signs together often mean the controller or drive is reaching the end of its life. We’ll inspect it and price a repair and a partial upgrade side by side.

Modernization is likely the better spend

With this many signs, repairs tend to follow one another. Modernizing the controls, safety devices and cab usually costs less over the next ten years.

The process

How a modernization runs.

  1. Inspection

We go through the whole elevator and note what is sound, what is worn and what is obsolete.

  2. Scope and price

You get a written proposal that separates the essentials from the optional upgrades.

  3. The work

Old components come out and new ones go in. We agree the downtime with you beforehand so it is not a surprise.

  4. Test and handover

Every safety device is tested, the ride is adjusted and we show you the new controls.

What stays and what goes

Keeping the parts that are still good.

What we keep

  • Hoistway
  • Pit
  • Rails

The expensive parts to build, and the ones that last.

What we replace

  • Controller
  • Wiring
  • Drive or pump unit
  • Door locks
  • Gates
  • Fixtures you touch

The parts that age fastest.

The expensive parts of an elevator to build are the hoistway, the pit and the rails. In most homes those last far longer than the electronics and moving parts. Modernization keeps them and replaces what has aged: the controller, the wiring, the drive or pump unit, door locks, gates and the fixtures you touch.

It does not have to happen all at once. Many owners start with the controller and safety devices, which deal with reliability and code, and refresh the cab interior later. Others do the cab first because the elevator runs well but looks dated. We will lay out the order that makes sense for your equipment and your budget.

One upgrade deserves a mention on its own. Florida now limits the gap between the landing door and the cab gate on newly installed residential elevators, because children have been trapped in that space. Older elevators were built before that rule. Ask us to measure yours. Fitting space guards or a light curtain is a small job with a large safety benefit.

Common questions

Modernization FAQ

How long is the elevator out of service?

It depends on the scope. A controls upgrade is shorter than a full modernization with a new cab. We give you a schedule with the proposal.

Can I just change the look of the cab?

Yes. New wall panels, ceiling, lighting, handrail, flooring and fixtures can be fitted without touching the machinery. Try the cab designer to see options.

Is modernization cheaper than a new elevator?

In most cases, yes, because the hoistway, pit and rails stay. If the structure itself has failed, we will tell you.
